February 11, 2021Brickell is getting a Baccarat Hotel & Residences at 444 Brickell.
Developer Related Group is teaming with Baccarat on the project, according to The Real Deal.
The project, formerly known as One Brickell, will include three towers and retain Arquitectonica as the architect, the report said. (In 2019, Related’s Jon Paul Perez said he wanted to do a Brickell waterfront project designed by either Cesar Pelli or Rem Koolhaas).
The towers will rise 57 stories, 77 stories, and 82 stories, according to the website.
In November, the developer obtained FAA approval to build three towers on the property:
- Tower I (550 feet above ground, 554 feet above sea level)
- Tower II (828 feet above ground, 832 feet above sea level)
- Tower III (877 feet above ground, 881 feet above sea level)
According to a 2014 submission to Miami’s planning department, the project will include:
- 1,400 residential units
- 249 hotel units
- 41,272 square feet of office space
- 24,263 square feet of retail space
- 1,993 parking spaces
The tower with the the hotel units is the tallest of the three.
The developer recently agreed to pay $519,992 to the Miami-Dade school board for concurrency for 1,400 apartments.
They have also applied for a construction permit for a 47-story tower, and for a demolition permit for a building at 77 Southeast 5th Street. The most recent activity on that construction permit is January 14.
In 2014, the developer committed to building the riverwalk regardless of whether the project is built in phases, as a condition of approval.
Related has worked with the team behind Baccarat Hotels before.
The CEO of Baccarat operator SH Hotels is Arash Azarbarzin, a founder of SBE Hotels. Related and SBE were partners on projects including multiple SLS and Hyde properties in the Miami area.
